The steepest falls are concentrated in LS9, LS10 and LS11 — postcodes covering Harehills, Hunslet and Beeston — alongside LS12 (Armley), LS13 (Bramley), LS14 (Halton Moor), LS26 (Rothwell) and LS27 (Morley), where average values have dropped between 4.8% and 9.4% over the past 12 months. LS7, LS8, LS15, LS17 and LS28 also feature on the list, though with more modest corrections of 3–5%. Against a Leeds-wide average price of roughly £245,000, still below the England and Wales average of £290,000, these localised falls suggest the city's post-pandemic growth spurt is unwinding unevenly, with terraced and ex-council stock in the inner and southern suburbs bearing the brunt while premium postcodes such as LS16 and Roundhay remain comparatively resilient.
