Leeds is experiencing a warehouse conversion boom that is fundamentally reshaping the city's commercial property landscape. More than 800,000 sq ft of former industrial space in Holbeck, the South Bank and the Calls has been converted or is under conversion into creative office, co-working and mixed-use schemes over the past 18 months.
The trend mirrors developments seen in Manchester's Northern Quarter and London's Shoreditch a decade ago, driven by a growing technology and digital sector that favours characterful, flexible workspace over traditional office towers. Channel 4's relocation to Leeds has been a catalyst, attracting a cluster of production companies and creative agencies to the area.
Rents for converted warehouse space are commanding a premium, typically achieving £22-28 per sq ft compared with £18-22 for conventional Grade B offices. Occupiers cite the distinctive character, high ceilings and collaborative layouts as key attractions.
For investors, the conversion play offers attractive returns. Acquisition costs for unrenovated warehouse stock remain significantly below new-build office values, while the rental premium and strong occupier demand provide compelling development margins.
